Eden Complex Telford

PARKdesigned are currently working on a 70 unit scheme in Oakengates, Telford, at the existing Eden Complex site. We recently gained planning approval by committee and are now working with the private client to finalise details and move forward with the scheme.

The redevelopment will create 53 one-bedroom units and 17 two-bedroom units. In addition to this, there will also be a large car park on-site as well as two communal gardens, located on the rooftop, and a secure cycle room so that residents can safely store their bicycles. This scheme was designed with healthy living in mind and with one eye looking to the future.

The aforementioned features were included in the planning application because they not only add value for the client but also have substantial benefits for future residents. The benefits, in our opinion, are:

  1. The opportunity for residents to socialise with one another, as well as with guests, in open and green social areas. It promotes human interaction as well as presenting the opportunity for residents to participate in activities and physical exercise. These green spaces are shown to reduce stress levels and will have a huge benefit on the residents’ mental and physical well-being.

  2. The greenery found on the scheme’s communal rooftop gardens will be able to filter out air pollution and thus add to the physical well-being benefit mentioned previously. Also, the small trees and shrubs will provide shade from the sun in the warmer months and so will reduce the internal temperature of the building itself.

  3. The addition of the bicycle storage will not only promote a healthier alternative to driving but, in theory, also help ease congestion in Telford town centre. The new complex is located just 1.3 miles from the town centre and so is easily accessible either via foot or via bicycle. This reduction in congestion will also, hopefully, improve the air quality in the surrounding area.

The materials that will be used during the construction of the scheme will be selected with their surroundings and environmental impact in mind. Factors such as thermal performance, energy efficiency, and airtightness will be key during this process.

This scheme is not without its challenges, as all schemes are, but with careful considerations made during the design and planning stages, we have created a proposal that will fulfil the brief provided by the client. We are delighted with our involvement in this scheme thus far and cannot wait to show you how the work progresses.
