Planning Appeal Success: Roundhay Conservation Area
Planning Appeal Success: Roundhay Conservation Area
At PARKdesigned, we are thrilled to share the success of a recent planning appeal for a new build in the prestigious Roundhay Conservation Area, Leeds. This landmark project is a testament to our dedication to creating exceptional architecture that seamlessly integrates with its environment while meeting the aspirations of our clients.
The Challenge: Balancing Modern Design with Conservation
The proposal involved the demolition of an existing garage and the construction of a bespoke detached family home on a spacious plot at 15 The Drive, Roundhay. Given its location within the Roundhay Conservation Area, the project had to address stringent planning requirements, particularly concerning the preservation of local character, heritage, and biodiversity.
Despite meticulous planning and careful integration of conservation principles, Leeds City Council initially refused the application, citing concerns over the impact on roadside trees and biodiversity.
The Appeal: A Victory for Thoughtful Design
Determined to move forward, our clients appealed the decision with expert representation from Alistair Flatman Planning. The appeal focused on demonstrating that the proposed driveway widening and tree retention plans adhered to industry standards, including BS5837:2012, and posed no significant threat to the environment or conservation values.
The Planning Inspectorate ruled in favour of the appeal, highlighting:
The negligible impact of the development on roadside trees and their root protection areas.
The compatibility of the new dwelling with the character and spacing of the surrounding properties.
The project's commitment to biodiversity enhancements, including additional landscaping and tree planting.
Happy Clients, Happy Homes
Our clients, Mr. and Mrs. Ward, are overjoyed with the outcome, paving the way for their dream home to become a reality. They expressed their gratitude for the collaborative effort between , Alistair Flatman Planning, and the supporting consultants who championed their vision.
