Hylands Project in Filey: Creating Flexible, Family-Friendly Homes on the East Coast

We are delighted to share the latest update on our Hylands project in Filey, a site with a rich history and enormous potential. Following careful consideration of today’s housing needs along the east coast, we have just resubmitted the planning application with a revised approach that responds directly to the local market and community priorities.

One of the most significant changes is a reduction in the number of units from 22 to 17. This allows us to focus on creating larger, more versatile homes that meet the needs of modern families. Most of the units are now designed as three-bedroom homes, providing flexible living spaces that can adapt to changing household requirements. Each home is being crafted with thoughtful layouts, generous storage, and natural light to create a welcoming, functional environment.

Our goal with Hylands is not just to preserve a piece of Filey’s architectural heritage, but to reimagine it for contemporary living. The former grand hotel has a unique character, and our design approach carefully balances respect for its history with the practical requirements of modern life. We have prioritised high-quality materials, enduring finishes, and a sense of space that enhances both the interiors and the surrounding landscape.
